Do you charge any fees for helping me find a suitable rental property?
Our commission is paid by the owner of the rental property, so there typically isn't any fee for the tenant(s). However, if a client has very specific requirements that will entail a prolonged search, we may require a retainer fee to cover the cost of our services. In such cases, any commissions that we earn if you actually end up renting a property will be credited back against your retainer, up to the full amount.
Do you run a credit or background check on rental applicants?
Yes, all applicants 18+ years old must fill out a separate application and submit to a full credit and background check, plus provide recent pay stubs for proof of income. Most landlords are willing to work with individuals with less than perfect credit, as long as the applicant has a stable source of income.
How much money will I have to put down in order to move into a rental property?
Most landlords will require 2 months security deposit, plus the 1st month's rent, unless you have exceptional credit and income. However, in the State of Connecticut, a landlord cannot collect more than 1 month's rent for security, plus the first month's rent for tenants that are 62+ years old.
